We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world.
We are seeking an experienced, collaborative, and highly motivated professional to join our team as a Development Service Manager, to be responsible for supporting pre-construction activities to ensure regulatory compliance, predictable/optimal entitlement/plan review/permit outcomes, and improved government/consultant relationships & communications.
Description
As the Development Service Manager, you will collaborate closely with and support Apple team members responsible for corporate & retail real estate & development, global events, environmental health and safety, space planning, architectural & design, and real estate & legal. This results-oriented and high-functioning manager will integrate into Apple’s fast-paced and innovative culture, while optimally navigating local city government development review and plan check processes. The role will also support planning and execution of strategically significant cross-functional and special initiatives for the Real Estate and Site Services team, as advised.
Responsibilities
Lead real estate development projects and initiatives thru the local/regional AHJ regulatory entitlement, environmental, and permitting process.
Establish and manage relationships with project managers, design/technical consultants, government officials/entities, and construction professionals.
Optimize communication paths with local/regional city government & agencies with authority.
Participate in the critical due diligence review and analysis for real estate engagements globally.
Coordinate and lead meetings with local jurisdictions/agencies to align and resolve project review comments and deficiencies.
Provide building and fire code analysis, guides, and updates.
Assist in coordinating and drafting alternative materials and methods (code exception) applications.
Develop and implement training programs and internal process improvements to ensure added project efficiency and consistency.
Drive and complete initiatives & projects to proactively audit and ensure code compliance throughout Apple occupied facilities and properties.
Provide development services support and consultation to other Apple teams ensuring a smooth and successful permitting process & experience.
Other duties to support Apple’s facility and real estate strategic operations & functions, as assigned.
Minimum Qualifications
Bachelor’s degree in city planning, architecture, economic development, city administration, engineering, or a related field.
13+ years responsible experience in city planning, development project & permit management, municipal economic development and/or administration, architecture, or engineering; working with technology companies/city jurisdiction, and office/commercial building planning/design experiences useful
Highly experienced and skilled in development services & project management, permit process & management, city process/regulations, building design, architecture, plan review principles, building codes, fire and life safety codes
Professional knowledge in city planning, economic development, engineering principles and methods, with demonstrated ability to read and interpret detailed blueprints, specifications, and city codes
Proficient in requirements surrounding building occupancies, accessibility, emergency egress, and building live safety systems
Skilled communicator with experience working effectively with various project stakeholders, from project managers, design teams, and general contractors to local code officials. Ability to educate officials on alternative solutions and lead discussions regarding complex City requirements and project strategies.
Expertise in plan review, city permits, and planning entitlement processes
Experience with review of architectural and engineering plans throughout all design phases to identify potential code conflicts early, preventing costly and time-consuming redesigns later.
Ability to travel up to 20%
Preferred Qualifications
Professional city planning, and architectural certifications desirable
Previous experience with office/commercial construction systems & principles
Ability to make accurate and decisive decisions and highly skilled in communication, conflict mediation and problem resolution and adapt to rapidly changing business, political, and economic environments.
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $175,300 and $263,100, and your base pay will depend on your skills, qualifications, experience, and location.
