We are seeking an experienced, collaborative, and highly motivated Operations and Maintenance (O&M) Coordinator to join our team and oversee the facilities maintenance of Apple’s corporate offices in this portfolio.
Description
The O&M Coordinator will lead all maintenance aspects of day-to-day operations. They will report to the O&M Supervisor and be responsible for the following:
Contribute to an inclusive environment through respecting each others’ differences and having the curiosity to learn.
Act as a key liaison for site operations and maintenance work including scheduling and financial tracking.
Coordinate work on the preventative and corrective maintenance actions for the site between the site Facilities team, O&M service vendors, and the Facilities Service Center (FSC).
Work with O&M service vendors and FSC to ensure all billing is processed in accordance with Apple policy.
Evaluate service requests in CMMS and set priorities for completion in accordance with the site preventative maintenance schedule, service request severity, and business need.
Monitor CMMS to ensure service request actions are kept up to date and in line with Apple Facilities completion metrics.
Assist in maintaining records of all current regulatory and operating permits such as elevator and pressure vessel permits.
Perform weekly inspections of the premises to determine repair work necessary.
Minimum Qualifications
Facilities management experience with a demonstrated technical focus in maintaining mechanical, electrical, plumbing, and fire and life safety systems.
Experience managing relationships with external contractors and vendors.
Experience handling preventative maintenance plans and tools to monitor them in collaboration with internal and external partners, and the EHS team.
Ability to diagnose, handle, and resolve maintenance issues quickly and efficiently, including prioritizing and assigning repairs.
Ability to work from blueprints, drawings, and technical documents.
Preferred Qualifications
Associate’s or Bachelor’s Degree in Facilities Management.
Experience working with Building Management Systems (BMS).
Demonstrated ability to quickly grasp new technology and complex workflows.
Ability to lead customer service issues involving employees in a professional and positive manner, and foster and maintain excellent relationships with various stakeholders.
Thinks critically and creatively about how to regularly improve process and operations.
Very proactive, responsive, and upbeat with strong planning, analytical, organization and problem-solving skills.
Demonstrated success in managing multiple projects, priorities, and people concurrently in a fast-paced, high growth, and results driven environment.
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $25.10 and $37.65/hr, and your base pay will depend on your skills, qualifications, experience, and location.
